Pre Occupation Services

 

S53 provides a Pre-Occupation Survey (Snagging) service. This is a methodical inspection looking at the whole property to identify any issues or breaches in build or warranty standards. This can be a flexible service with visits to site as requested. 

 

For the best results we conduct surveys with adequate time for any issue to be rectified prior to purchase.

 

Our team will be a fresh set of experienced eyes, nearly always reducing financial losses. Surveys take on average 90 minutes.

You will receive a comprehensive report including photos and videos as required. 

 

Our surveys cover

 

• Fabrication

• Standard of decoration (at 2 meters in natural light)

• Check glazing for scratches (at 2 meters in natural light)

• Doors and windows (check hinges, stays, locks and door furniture)

• Inspect kitchen furniture

• Check tiles and grouting (walls and floors)

• Damage to any white goods

• Open loft hatch, check for rubbish and insulation coverage

 

Functionality

 

• Heating and hot water systems

• Energy systems 

• Ensure filling loop hoses provided

• Check all valves are labelled

• Check all fitted appliances (run on short cycle)

• WCs

• Check taps, plugs and pop-up wastes

• Check outside tap (where applicable)

• Fill sinks, WHBs and baths

• Run showers

• Test all power sockets

• Check all lights function

• Test TV aerial signal strength

 

De-Snag Survey

​

We recommend a De-Snag Survey following the Pre-Occupation Survey.

 

After contractors have completed the original snag list and in principle cleared them, our team can revisit and ensure all the original issues have been corrected. 

 

As with the Pre-occupation survey you will receive a full report.

 

Purchaser Demonstration

 

The aim of a purchaser demonstration is to ensure your customers are fully confident moving into their new home, we meet the occupant at the property and give them a full demonstration of their new home covering:

 

Explain and demonstrate systems and technology 

Explain and demonstrate heating/hot water and appliances

Overview of the property warranty

Discuss how to raise a defect

 

This service has been proven to save our clients time and money post-occupation. The new homeowners full understanding of the property drastically reduces defect and warranty queries
